Commercial Saunas Done Right
A room in a club runs eight to sixteen hours a day. A room in a house runs four hours a week. Scaling up a residential build to meet that is the single most reliable way to be replacing it inside four years, because the duty cycle changes the heater, the timber, the controls and the air handling all at once. Bench routes have to meet accessibility requirements. Flooring has to be slip-rated and able to drain. Ventilation is sized for group occupancy, not a family of four. Controls need lockouts, scheduled start and stop, over-temperature cut-off and a way for staff to operate the room that members cannot override. We work in gym and athletic club locker rooms, hotel and resort wellness floors, day spas, recovery studios and residential amenity decks across Orange County, dealing directly with the architect, the general contractor and the authority having jurisdiction from the drawing set through final sign-off. We also inherit rooms that have been run into the ground and rebuild them in stages so the facility never has to shut entirely. Scheduled upkeep afterwards sits under repair and servicing, and everything we do for private clients applies here as well, to a heavier spec.

How We Work
One project manager carries the job from the opening consult through to the first ladleful of water on the stones.
1. Drawings, code review and scope
We work from your architect drawing set or survey the existing room, then produce a scope covering occupancy, ADA bench access, slip-rated flooring, ventilation sizing, controls and the electrical load, coordinated with the AHJ before anything is ordered.
2. Build to commercial specification
Heavier stock, commercial-duty heaters with higher stone mass, staff-locked controls with scheduling and over-temp protection, and ventilation sized for full occupancy rather than a domestic estimate.
3. Commission, train and maintain
We commission with the room loaded, train your staff on the controls and the daily checks, hand over a written maintenance schedule, and quote a preventive plan alongside the build rather than after the first failure.
When You Need Commercial Saunas
Signs you need a commercial specialist:
- The room runs all day. Domestic heaters and domestic controls are not built for sixteen-hour duty cycles and will not survive them.
- ADA access applies. Bench height, transfer space and clear floor area are code, not preference, and they have to be designed in rather than retrofitted.
- Occupancy drives the venting. A room sized for eight people needs air movement that a domestic calculation will badly underestimate.
- Staff need control and members do not. Lockouts, schedules, over-temperature cutouts and a service mode are all standard on a commercial control and absent on a domestic one.
- You are replacing a failed room. We rebuild in phases where possible so the locker room or spa stays partially open through the work.
- You need documentation. Permits, inspections, commissioning records and a maintenance log matter for insurance and liability in a way they simply do not at home.
Pass over the drawing set, or the details of the room you already have, and we will scope it and work into your program, whether that is a full Sauna Installation or a strip-out and rebuild. Call: (949) 628-5172

What Affects the Cost of Commercial Saunas
Commercial work is scoped project by project. What governs the number:
- Occupancy and room size. Everything scales from here: heater, venting, bench run, flooring and the electrical service.
- Heater class and redundancy. Commercial-duty units with high stone mass, and on larger rooms a second heater so a failure does not close the facility.
- Controls and integration. Staff panels, scheduling, remote monitoring and building-management integration all add scope.
- Flooring and drainage. Slip-rated, drainable flooring with a proper fall is a commercial requirement and a real cost.
- Phasing. Working around an operating facility, or nights and weekends, changes the labor number.
- Documentation and inspection. AHJ coordination, commissioning records and as-builts are scoped in rather than absorbed.
Commercial work is priced off your drawing set or a survey of the existing room, with a servicing plan costed at the same time rather than after the first breakdown. Most facility rooms end up as Traditional Saunas, because members expect the stones and the ladle.
Frequently Asked Questions
How is a commercial sauna different from a home sauna?
Three things separate them: duty cycle, accessibility code, and who controls the room. A commercial room runs all day, so the heater needs commercial-duty construction and higher stone mass, and the wood takes far more punishment. ADA sets bench height and clear floor requirements. Ventilation is sized for full occupancy, which is a much larger number than a domestic calculation gives. And the controls need to let staff schedule and lock the room so members cannot leave it running at 220 overnight.
Can you rebuild our existing sauna without closing the facility?
Usually, with phasing. Where there are two rooms we do them one at a time. Where there is one, we can often stage the work so the demolition and rebuild happen across nights and early mornings, or compress the closure to a defined window you can communicate to members. We scope that with you up front, because an unexpected three-week closure is far more expensive to a club than the build itself.
Do you work with our architect and general contractor?
Regularly, and it is the smoothest way to do it. We take the drawing set, produce the sauna scope inside it, coordinate the electrical load and venting routes with the other trades, and deal with the AHJ on the sauna-specific items. On design-build projects we come in earlier and produce the drawings ourselves.
What maintenance does a commercial sauna need?
Daily wipe-down and a visual check, weekly bench and floor cleaning with a wood-safe product, quarterly checks on the heater elements, contactor and sensors, and stone replacement roughly annually rather than the three to five years a home room gets. We provide the written schedule at handover and offer a preventive plan, which for a facility is generally cheaper than the first emergency call-out.
How long does a commercial sauna installation take?
Typically six to twelve weeks from signed drawings to commissioning, with permit and AHJ review the largest variable rather than the construction. On-site work for a single locker-room sauna is usually two to four weeks. We give you a dated schedule with the quote so you can plan member communications around it.
