Indoor Saunas Done Right
Most Orange County homes already contain the space for a sauna, it just does not look like one yet. As an indoor sauna builder we work in master bathrooms, walk-in closets, spare bedrooms, garage bays, the dead space under a staircase and the occasional basement, which are rarer here than in most of the country. An indoor build is generally cheaper and faster than an outdoor one because the structure and the roof already exist, and it stays inviting on a damp February evening in a way that a walk down a wet garden path does not. The work is almost entirely in what you never see afterwards. Existing walls have to be stripped back and rebuilt with closed-cell insulation and a continuous foil vapor barrier, or moisture goes straight into your framing. The ceiling needs insulating harder than the walls, because that is where the heat sits. And the room needs real intake and exhaust venting connected somewhere sensible, which inside an existing house takes planning rather than a hole in the wall. That planning is most of what an indoor sauna builder is actually for, and where the routes do not exist at all the room moves outside and becomes one of our Outdoor Saunas.

How We Work
One project manager carries the job from the opening consult through to the first ladleful of water on the stones.
1. Assess the space and the panel
We check ceiling height, wall construction, what is on the other side of every wall, where the venting can route to and what capacity the panel has. In a lot of older houses here the panel is the deciding factor, and it is better to know that on day one.
2. Strip back and rebuild the shell
Back to studs, closed-cell insulation, a continuous foil vapor barrier lapped and taped floor to ceiling, and vent openings cut and framed. The dedicated circuit is run and inspected before anything is closed in.
3. Panel, bench and commission
Tongue-and-groove goes up, benches and backrests are built to your ceiling height, heater and stones are set, and we run the curing cycle and confirm the room reaches temperature on schedule before handing over.
When You Need Indoor Saunas
An indoor sauna makes sense when:
- You have a room you do not use. A walk-in closet, a spare bedroom or the far end of a large bathroom is often the cheapest sauna you will ever build.
- The yard is spoken for. On a peninsula or island lot there frequently is no yard to build in, and indoors is the only realistic option.
- You want to use it all year. Ten steps down a hallway gets used far more often than thirty steps across a wet garden.
- You are remodeling anyway. Rolling a sauna into a bathroom or garage remodel shares the demolition, the electrical and the permit, which makes it dramatically cheaper than doing it later.
- You want it invisible from outside. No structure, no setback question, no HOA architectural review, and generally no coastal development permit either.
- You have a garage bay to spare. Half a bay converts into an excellent four-person room, and the concrete floor and existing framing are both in your favour.

What Affects the Cost of Indoor Saunas
Square foot for square foot, building inside the house usually costs least. What changes the number:
- How much strip-out is needed. A room already down to studs is fast. Tile, plaster and cabinetry that has to come out first is the biggest single variable.
- Ceiling height and volume. Higher ceilings mean more heater and more wood, and a room over about seven and a half feet usually wants a dropped ceiling.
- Venting routes. Exhaust needs somewhere to go. An exterior wall is simple; an interior room needs ducting worked out at design stage.
- Electrical distance. Garage conversions are usually near the panel and cheap. A master bath at the far end of the house is not.
- Interior wood and glass. Cedar against hemlock, and a solid door against a full-glass front, both move the number substantially.
- Floor. A sealed, sloped floor with a drain is worth doing where the room will be used hard, and adds cost over a simple tiled base.

Frequently Asked Questions
Is a sauna in your house worth it?
It depends almost entirely on whether it is convenient. A sauna twenty seconds from where you get changed gets used three or four times a week and is one of the best purchases people tell us they have made. A sauna that takes ninety minutes to heat, at the far end of a cold garage, gets used twice and then stores boxes. That is why we push hard on heat-up time, on placement and on ventilation, because those three decide whether it becomes part of your week or an expensive cupboard.
Do saunas increase property value?
A permitted, professionally built indoor sauna reads to buyers in this market as a finished wellness feature rather than a project, and it tends to help. The qualifier is permitting: unpermitted 240V work is a disclosure item and a lever for a buyer at closing. Location matters too. A sauna built into a master suite or a spa bathroom presents far better than one bolted into a corner of the garage.
Does an indoor sauna cause moisture problems in the house?
Not when it is built correctly, and reliably when it is not. The continuous foil vapor barrier is what keeps moisture inside the hot room instead of in your framing, and the exhaust vent is what removes it. The failures we get called out to fix are nearly always a vapor barrier that stopped short of the ceiling, or a room with no exhaust at all. Both are ruinous over a few years and both are trivially avoidable at build time.
Can you build a sauna in a garage?
Half a garage bay makes an excellent four-person room, and it is one of our most common indoor projects. The advantages are a concrete floor, easy venting to the exterior and usually a short run to the panel. The work is in insulating properly, since garage walls and ceilings are rarely insulated to anything like sauna standard, and in framing a proper room rather than lining the existing walls.
What ceiling height does an indoor sauna need?
Ideally seven feet, and seven and a half at most. Anything above that wastes heater output on air nobody is sitting in, so we drop the ceiling. Below about six and a half feet the upper bench stops being comfortable, though a single-tier room still works. If your space has a sloped ceiling we put the bench under the high side and the heater under the low.
